The ideal space will have a large, open area in front that can be used for retail sales and a smaller back area for product storage, including tenant-supplied walk-in cooler and freezers.  Access to ample, nearby, free and well-lit parking is important. Space must have at least one OHD (dock-high preferable) or room to install one, with room to maneuver a standard 53 foot semi-trailer. Proximity to discount retailers a plus. The tenant is a tech company with plans for rapid growth; hence the large size range. They initially need room for 5 systems furniture workstations but anticipate their employee count will increase to 10 within 1 year. They will either need a short initial lease term with a couple renewal options or a contractual path to growth without moving. Amenities that would be a big plus include (i) prominent available exterior signage to help build brand awareness, (ii) shared meeting rooms, (iii) on-site exercise room with showers, and (iv) existing workstations and other furniture. The ideal suite layout would include the following:

 - Room for at least 5 workstations (up to 10) in open office area
 - 2 small conference/huddle rooms
 - A kitchenette or kitchen
 - Small unstaffed reception/waiting area
 - Server/phone closet
